Dorsey & Whitney is relocating its Washington, D.C. practice from 1050 Connecticut Ave. to 1801 K St., a CBD office building that is nearly 600,000 square feet, GlobeSt.com reports.
Dorsey & Whitney’s lease totals 7,500 square feet, small for a building this size. New York-based Somerset acquired 1801 K St. at the end of 2005 and shortly thereafter launched a major renovation project. The building was remodeled with costs totaling around $50 million. it rebuilt the building from the shell out, essentially--that totaled some $50 million. The building stayed occupied during the renovation, Marshall Allan, co-founder of Somerset Partners, told GlobeSt.com, with the occupancy rate generally varying between 72 to 74 percent. The Dorsey & Whitney lease brings the occupancy level to 75 percent. The completed building is expected to deliver this summer.
The 1801 K St. building is one of the largest private office buildings in the city, with floor
plates at 42,300 square feet; 30-foot by 33-foot column bays; nine-foot achievable ceiling heights and a 100 percent windowed perimeter. The exterior has a new energy efficient glass curtain wall with full-height windows.
